By\u00a0<\/span>Jeff Carpenter<\/span>\u00a0<\/span><\/p>\n T<\/span>he\u00a0<\/span>demand for technology solutions in buildings\u00a0<\/span>continues to increase<\/span>, partially because of the\u00a0<\/span>ever<\/span>-expanding<\/span>\u00a0r<\/span>ole of technology in our personnel lives. We mature with technology as individuals and then we demand it as consumers and as employees.\u00a0<\/span>This means that\u00a0<\/span>if\u00a0<\/span>building owners who op<\/span>erate a business\u00a0<\/span>don’<\/span>t keep up with\u00a0<\/span>transformative building\u00a0<\/span>technology,\u00a0<\/span>they\u00a0<\/span>find themselves at\u00a0<\/span>a competitive disadvantage.<\/span>\u00a0<\/span><\/p>\n Building costs<\/span>,<\/span>\u00a0of course, are not declining and the increased demand for\u00a0<\/span>the latest\u00a0<\/span>technology<\/span>\u00a0only<\/span>\u00a0increases the cost pressures\u00a0<\/span>for owners<\/span>. The typical result is that some of the aspirational technology becomes unaffordable on a project<\/span>\u00a0and is left on the value-engineering chopping block.<\/span>\u00a0<\/span><\/p>\n For\u00a0<\/span>owners to be able to\u00a0<\/span>afford transformative technology in their\u00a0<\/span>new\u00a0<\/span>buildings, they\u00a0<\/span>must<\/span>\u00a0ring every economy of scale out of the building systems they are procuring. As just one example,\u00a0<\/span>projects often have\u00a0<\/span>four or five contractors installing the exact same CAT6 cabling for\u00a0<\/span>multiple systems.<\/span>\u00a0<\/span>There are measurable cost<\/span>\u00a0savings<\/span>\u00a0lost in this duplication of effort.<\/span>\u00a0<\/span><\/p>\n The first step\u00a0<\/span>toward<\/span>\u00a0affording transformational technologies in<\/span>\u00a0new<\/span>\u00a0buildings is to unify the\u00a0<\/span>technology\u00a0<\/span>design and engineering process.\u00a0<\/span>The goal of this\u00a0<\/span>unified approach\u00a0<\/span>i<\/span>s<\/span>\u00a0to have\u00a0<\/span>a single point of responsibility for all building systems\u00a0<\/span>to gain<\/span>\u00a0the consolidation necessary to achieve measurable economies of scale.
